Nasty surprises can sour the buyers’ enthusiasm and, often, the cost to repair previously unknown defects can negatively affect their desire for the property. Every building has flaws. But if any safety issues or health hazards are resolved in advance, your chances at closing escrow are greatly increased.
Here are the most common health hazards or systems that pose a safety risk:
- Systems in such disrepair that they emit fumes, such as old heaters, or cross-contamination between combustion air and conditioned air, which could lead to carbon monoxide poisoning
- Stairs that are uneven or that do not follow building standards could pose a trip hazard
- Electrical systems with improper wiring or unsafe panels
- Mal-adjusted springs on garage doors can damage cars or cause bodily injury
Other defects may not necessarily be safety hazards but must still be fixed. These can be costly to repair. The buyer may be unable to make these upgrades and still afford to buy the property:
- Roofs in such poor condition that the property is prone to leaks which could result in damage to the structure as well as the interior contents (and promote microbial growth)
- Exterior drainage problems that open the door to interior water damage or settlement of the building
- Drainage issues or pipes so rusty or corroded that they could burst
