Minor Foundation Problems:

  • Hairline cracks that should be monitored
  • One or two displaced posts or piers

Most Hazardous Issues:

  • Shifting foundation can damage pipes, resulting in plumbing issues or flooding
  •  Leaning or rotating cripple walls can cause the structure to collapse
  • Compromised structure can create problems like cracks, windows and doors no longer plumb
  • Inadequate ventilation can cause moisture problems which result in mold or mildew
  • Trees planted too close to the structure can create adverse effects, such as cracking, rotation or overall displacement
  • Sprinkler heads too close to the structure can allow water intrusion into the foundation
  • Poor drainage or faulty grade can result in oversaturation of the soil and the foundation becomes unstable
  • Efflorescence is an indication of a faulty grade and can be a minor issue but if the grade is not corrected, this problem can lead to more severe deterioration

Solution:
Correct any faulty grade and improve the slope or soils around the foundation area and remove or relocate any trees or sprinklers that are too close to the foundation.
Some foundation specialist recommend having your foundation inspected twice a year.

Prevention:
Maintain trees and monitor foundation where large trees are planted nearby.
