We don’t do them a lot, but occasionally a seller will call us to have their home inspected prior to putting it on the market. There are advantages to having an inspection done by a qualified professional prior to selling it.
It puts you at an advantage over a buyer to some degree.
For example, by having your own inspection report, you reduce the number of unexpected surprises that may come when the buyer gets their own inspection done. It also shows that you are doing your due diligence by having the inspection report as part of your transfer disclosure and takes some of the liability off of you as a seller to some degree.
Another nice thing about having your home inspected by a professional is that you can prioritize – it gives you a chance to address the issues of priority that you feel may affect the sale. This can only help make a smoother transaction, reducing the potential pitfalls and negotiations with a buyer that may come up on the way to a close.
