Recently, we’ve seen an increase in areas or systems not accessible for the inspector. With short contingencies and busy schedules, you may not be able to get the inspector to return to the property within the contingency period—not to mention increased cost for the inspector’s additional trip.
Here is our pre-inspection checklist for the smoothest inspection:
- Reconfirm inspection appointment with all parties — buyer(s), seller(s), tenant(s) and other agent(s)
- Utilities connected and on (gas, water, electrical)
- Verify all gates will be unlocked
- Temporarily turn off alarms on the property, including doors to access the roof
- For condos and office units: ensure someone onsite knows which HVAC unit, electrical panel, water heater, etc. belongs to the unit being inspected and that the inspector will have access to any areas which are normally locked
- Clear away anything that could obstruct view/access of the systems, such as to the attic or crawl space, windows and doors, heaters, water heaters and electrical panels (sometimes panels are locked or painted shut)
- Access to the entire property – all rooms, guesthouses, garages, pools, and any other structures
- If the building is multiple stories, ensure that roof access is provided
